April 15th is almost upon us. Here is some info I received from the realtor magazine on the subject of taxes and interest deductions. Hope this info helps you.
Taxpayers may deduct on Schedule A of Form 1040 mortgage interest on the purchase or home equity debt on two residences, their primary home and another dwelling, including a boat or a mobile home. These dwellings must have sleeping, cooking, and toilet facilities to qualify for a loan interest deduction. Interest paid on vacant land isn’t deductible.Real estate taxes are deductible on all properties owned by the taxpayer — not just the first two. The deduction must be taken in the year the taxes are paid. Taxes placed in escrow are deductible when they are paid to the taxing authority, not when the money is put in escrow. Penalties and interest on late tax payments aren’t deductible. I Have sent my taxes off just last week. This is the latest I have every waited to do so. Boy the closer you get the more my nerves were getting at me. I think next year I will start a little earlier in the tax world.

It is a really good market for Buyers today. There are so many homes for sell that Sellers are doing extra to get there homes SOLD.
A recent study shows that home Sales for the month of February have gone up. Here is the article out of Realtor magazine:
Existing-home sales – including single-family, townhomes, condominiums and co-ops – rose 2.9 percent to a seasonally adjusted annual rate of 5.03 million units in February from a pace of 4.89 million in January, but remain 23.8 percent below the 6.60 million-unit level in February 2007. The sales pace has been in a fairly narrow range since last September.
It is still a great time for buyers, like the first time home buyers or renters that are tired of putting there money into something they do not own. So get out there and buy. There are loans just for First time home buyers. It is still a good investment to buy a home. Interest rate are still at a good rate.

Real Estate Seller tips
This is a Buyers market out there, and if you are a seller here are some info to consider to help get your home SOLD.
1.) If your listing has been out there for a while and you are thinking of offering the buyers agent a bonus, I would suggest taking that moneys and putting it toward potential buyers. You could change your price by that much, or you could offer to pay the buyers closing cost with that moneys, or you could offer to pay there first couple months house payment with that moneys. It is better to get the buyers motivated to buyer your home than it is to try and get the buyers agent to talk the buyer into buying because there is a bonus for the buyers agent.
2.) If your home has been on the market for a while or if you are just now thinking of putting your home on the market. You may what to see what things that may be affordable to you to change that would make the home more appealing to the buyers. Some older homes may have outdated kitchen counter tops. If you are in a position to change them and make a dramatic updated look in the kitchen you may want to do that. They have counter tops out there now that look like granite, but without the granite price.

3.) In today's market you need to have the edge on your competitors. Make sure your home is in better condition, cleaner, has nice curb appeal, and is price in the right range. You want the buyers to feel that they are getting the better buy if the buy your home.
4:) As we all know that we need to clean up the outside and inside of our homes before we put them on the market. If you have things in your home that you do not really use a lot and they are taking up space store them out of the home. The more spacious your home looks the better off you are. You do not want the have a lot of things on your counter tops in the kitchen. You need to go through and wipe down all doors, and door frame, trim and base boards. Or you may want to give them a new paint job. This will give it a fresh look.
Well these are just a few thing that come to mind in trying to help Seller get there homes Sold.
